Before entering into a lease it is very important to make sure you understand what you are signing and to have an attorney review you’re the lease agreement. You do not have to accept a lease as it is handed to you by a landlord. There are many parts of a lease that are negotiable. A landlord with a good attorney will not give a tenant a lease without getting a personal guarantee from the business owner. However you do not have to guarantee a lease for its entire duration. If you leave a property you may be required to still pay rent but if a landlord releases a property you do not have keep paying.
